Our Structured Real Estate team has delivered a £33m refinance facility for a 20-asset commercial property portfolio spanning 19 towns across the UK. The portfolio benefits from extensive diversification, with more than 80 leases and a broad mix of commercial uses. While a small number of properties sit in more sensitive sectors such as cinemas and bingo halls, these risks are well balanced by the portfolio’s scale and a strong management strategy. Importantly, the borrower has a clear and credible plan that supports the bank’s exit strategy.
This transaction represents a valuable new relationship with an established property investor and showcases our ability to understand complex portfolios and shape a structure that supports both the client’s strategy and the bank’s risk appetite.
Loan Structure
The five-year facility includes a repayment profile aligned to the anticipated cash flows.
The Borrower
The borrower is a well-capitalised, established UK property company backed by a highly experienced sponsor and an asset management team with a long-established track record in the sector. Their combined strong reputation helps underpin the transaction. Asset Management is undertaken by Capreon, which oversees more than £1.5bn of European real estate. Capreon’s experience across market cycles provides confidence in the delivery of the asset management plan, including value-enhancing initiatives and scheduled disposals.
Overall, the transaction aligns strongly with our credit appetite and benefits from a thoughtfully designed structure that supports risk mitigation. It also establishes a promising new relationship, and we look forward to working with the borrower, sponsor and the team at Capreon on future opportunities.
