Shawbrook supports with a record-breaking £60.5m refinance of 832-unit portfolio

Our Structured Real Estate team has provided Grace Real Estate Partners with a £60.5m, five-year interest-only facility to refinance its 832-unit Northern Portfolio and support the next stage of its business plan. This transaction represents the largest facility completed by Shawbrook to date.

The opportunity and challenge

Grace, a UK-focused real estate investment and asset management firm, assembled the portfolio through acquisitions in 2023 and 2025. Having completed the initial value-creation phase, it sought to refinance existing debt and put in place a more efficient, long-term capital structure.

The facility needed to reflect the portfolio’s established income, ongoing investment programme and wider strategy for continued growth.

Our solution

We provided a £60.5m senior facility secured across the Northern Portfolio, refinancing existing debt and supporting Grace’s next phase of investment.

By taking the time to understand the assets, their income performance and Grace’s vertically integrated operating platform, we structured a facility aligned with the business’s longer-term plans. The funding provides the certainty to continue strengthening rental performance, maintaining high occupancy and delivering targeted improvements across the portfolio.

Outcome

Since acquisition, the portfolio has achieved a c.22% uplift in value, supported by rental growth, targeted capital expenditure, improved occupancy and active asset management.

With the refinancing complete, Grace can continue investing in the physical quality and energy efficiency of the assets while capturing further rental and operational upside.
