Shawbrook supports transformation of former Stirling restaurant into veterinary hospital
A former family-run hotel and restaurant in Stirling, Scotland has been transformed into a specialist veterinary hospital with the support of a £1.57 million development finance facility from Shawbrook.

Shawbrook has provided a £1.57 million development finance facility to family-run developer WS Dunsire & Sons Limited to support the conversion of the former Hollybank restaurant in St Ninians, Stirling.
The redevelopment has brought the long-standing local property back into use as a specialist veterinary facility, which is now set to create new skilled jobs and accommodate around 15 clinicians and other staff.
Converting the property for its new use required a significant refurbishment, incorporating specialist features including dedicated ventilation and lead-lined doors for the hospital's X-ray facilities.
WS Dunsire & Sons has been trading since 1991 and is led by two generations of the Dunsire family, with experience across building and property development.
Shawbrook provided a 14-month, £1.57 million development finance facility at 55% Loan-to-Gross Development Value (LTGDV) and 64% Loan-to-Cost (LTC) to support the project.
The development is now complete and has been handed over to the veterinary practice, giving the former restaurant a new purpose as a specialist healthcare facility.
Converting an existing building for such a specialist use required careful planning, particularly around the technical requirements of the veterinary hospital. It’s rewarding to see the project now complete and the building beginning its next chapter as a facility designed specifically around the needs of the veterinary practice.
Douglas Spowart, Senior Relationship Director, Development Finance at Shawbrook, commented:
“This was a particularly interesting conversion because the finished building required much more than a standard commercial refurbishment. From specialist ventilation to the requirements of the X-ray facilities, the development had to be delivered with its end use firmly in mind.
“WS Dunsire & Sons brought considerable development experience to the project, and the result gives a long-standing Stirling property an entirely new purpose while supporting skilled employment in the local area.”
