Facility Structure and Project Overview

Shawbrook’s Development Finance team, in partnership with P10 Financial Group, delivered a £13 million facility to support the construction of 42 residential apartments across two blocks in Wimbledon, London. The scheme comprises 26 one-bedroom, 14 two-bedroom, and 2 three-bedroom homes, designed to meet demand in a location where the developer has a proven track record of delivering and exiting similar projects.

The facility was structured with a 2-month design phase, followed by an 18-month build and a 9-month sales period. This timeline was designed to offer greater flexibility and help mitigate exit risk in a challenging market environment.

Set at 70% loan-to-gross-development-value (LTGDV), the funding reflects the developer’s strong credentials and the scheme’s solid financial metrics.

P10 Financial Group acted as the developer’s debt adviser, structuring the facility and coordinating all professional parties to ensure a smooth transaction from submission to drawdown.
