Ten Years Alongside Developers: Lessons from a Decade of Development

As Shawbrook Development Finance marks its tenth anniversary, Terry Woodley, Managing Director, Development Finance at Shawbrook, reflects on the lessons learnt from a decade of supporting UK developers and the qualities that continue to underpin long-term success.

A decade of change

Over the past ten years, we've had the privilege of working alongside developers through one of the most eventful decades the property market has experienced.

Since launching our Development Finance proposition in 2016, we've seen Brexit, a global pandemic, supply chain disruption, inflationary pressures, planning reform and one of the fastest interest rate cycles in recent memory. Through it all, developers have continued to adapt and find new opportunities.

Supporting developers through all this change has given us a unique perspective on what drives long-term success. Despite everything the market has thrown at the industry, the qualities that underpin long-term success have changed very little.

Markets change. Strong partnerships endure.

If the last decade has taught us anything, it's that uncertainty is part of development.

Markets rise and fall. Costs fluctuate. Policy changes.

New challenges emerge. Yet the developers who continue to succeed are rarely those trying to predict every twist and turn. They're the ones who take a long-term view, adapt when circumstances change and build relationships they can rely on.

One thing that has struck me most over the years is how many customers have continued to come back to us, project after project. In the 12 months to June 2026, almost half (49%) of the development finance deals we supported were for existing customers. 

For me, that says something important about development finance. It isn't simply about funding a single project. It's about understanding a customer's business over the long term and being there as their plans and business evolves.

Every development is different, funding should be too.

No two developments follow the same path. Planning changes, timelines move and market conditions shift. Sometimes opportunities emerge that weren't part of the plan, while other projects require flexibility to respond to unexpected challenges.

Over the years we've learnt that the best outcomes rarely come from applying a standard approach. They come from understanding what a customer is trying to achieve and adapting as their project progresses.

We've seen this play out in practice, from customers adapting schemes as opportunities arise to developers navigating unexpected contractor issues mid-build. The common thread is open communication and a willingness on both sides to adapt when the original plan changes.

That relationship-led approach extends well beyond the initial funding decision. Many of our customers have worked with the same Relationship Director across multiple developments, building an understanding of their business, approach and ambitions over time.

Founder Reg Pangali has worked with Keir Morris, Senior Relationship Director at Shawbrook, for several years, with Keir currently supporting his fourth Shawbrook-backed development. That continuity creates better conversations, more informed decisions and the ability to work through challenges together as projects and market conditions change.

Experienced developers think beyond the build

Perhaps the biggest lesson of all is that successful developments are about far more than bricks and mortar.

The best developers understand the market they're building for, what a particular location needs and where they can add value. They're also thinking about the next opportunity, the reputation they're building and the relationships that will support their business for years to come.

Looking back, that's something we've been fortunate enough to witness first-hand. We've seen developers grow from their first few schemes to delivering projects of increasing scale and complexity. We've watched businesses adapt to change and return with even greater ambition. Those journeys have been every bit as rewarding to see as the projects themselves.

For me, that's what the last ten years have been about. Not simply funding developments but building lasting partnerships and supporting developers as they continue to grow their businesses and shape places across the UK.
