Care home provider, CareConcepts expands portfolio with Marion Lauder House acquisition

Operating care homes since 2009

Owners Carl Scarlett, Lee Stringfellow and Lynne Scarlett have built upon their past success having previously completed two acquisitions with Shawbrook support, Trewan House and Goldendale care home in June 2021. Since these first acquisitions, the CareConcepts team have invested in facilities and service across both care homes, delivering significant improvements for the residents under their care. 

Marion Lauder House is a purpose-built care home in Wythenshawe, Manchester. The home provides a high standard of care for up to 79 people and currently provides nursing, residential and respite/assessment care for dementia patients. The home also operates a day centre service which offers care, socialisation and activities to people with dementia across the region.

With significant capital invested in Trewan House and Goldendale care homes, and further investment needed for Marion Lauder House, CareConcepts required a deal that ensured a ready cash flow. Shawbrook agreed a £4.26m loan with a 5-year commitment period which included a 12-month capital repayment holiday (as part of a 25 year profile), to assist with cash flow during the transitional period. 

Rick Tarver at Knight Frank advised on the deal, and Addleshaw Goddard acted for Shawbrook.
